How it works:
By actively participating in the search for your home, you save us time and money, and we pass the savings on to you.
When a property is listed for sale, the seller typically pays a 3% commission to the buyer's real estate agent. Most real estate agents keep all of the commission for themselves. When you use an agent with Asssist2Sell First Choice Discount Realty as your exclusive buyer's agent to purchase a home, we don't keep all of the commission - we give you 1% of The Purchase Price of your home purchase.
Please note that our Cash Back Rebate applies to homes listed for sale with another real estate company, new construction, For-Sale-By-Owners offering a selling commission and select Assist2Sell First Choice Discount Realty listings. The rebate applies to all types of property – single family homes, condos, townhouses, rental properties and multi-unit complexes.

Cash Back Rebate Program Terms & Conditions
1) The Exclusive Buyers Brokerage Agreement shall be for an initial term of not less than 6 months and such Agreement shall provide that Broker shall serve as Buyer’s exclusive real estate broker and assist Buyer in locating and negotiating the purchase or exchange of real property in the State of California.
2) Upon Buyer’s reasonable request, Broker shall provide Buyer a list of new home communities or resale listings.
3) Under the new home rebate program Buyer shall preview homes by driving through communities, visiting sales centers, model homes and spec. inventory. Under the resale home rebate program, Buyer shall allow the Assist 2 Sell, First Choice Discount Realty agent show them listed resale properties.
4) Buyer shall notify the seller and seller’s broker in any new home community that (“Broker”) Assist 2 Sell, First Choice Discount Realty is representing Buyer. Buyer must notify Broker when Buyer has selected a property that Buyer desires to purchase.
5) Broker will assist to the extent requested by Buyer in negotiating the terms of and filling out a pre-printed real estate purchase and sale agreement. Buyer will act in good faith use Buyer’s best efforts to fulfill Buyer’s obligations under the purchase and sale agreement, including attending the pre-closing final inspection of the property with the seller or seller’s representative. Buyer shall notify Broker of the closing date, time and location at least 5 days prior to scheduled closing. Broker will accompany Buyer to the closing of the transaction.
6) In order to qualify for a 1% Purchase Price Incentive Program, the following terms and conditions must be satisfied:
a) The Seller and/or seller’s agent must agree to pay Broker a minimum commission of 3% of the purchase price. The Seller may offer the commission on the base sales price of the home and not on upgrades. In this situation the rebate will be calculated on actual commission received.
b) The rebate must be fully disclosed in the purchase and sale agreement to all parties and Buyer’s lender. The rebate can only be given with lender approval. It is Buyer’s responsibility to verify lender approval.
c) No rebate shall be available on the purchase of any property having a purchase price of less than $200,000.
7) In the event that a referral fee or commission must be paid on the sale of the property reducing the amount of commission received, the rebate shall be reduced by the amount of the referral fee or commission. The 1% INCENTIVE is paid after franchise fees are paid (6.5% of commission earned).
8) Buyer may be required to sign an IRS form documenting the rebate. Buyer shall be responsible for any applicable taxes on that rebate. If you need legal or tax advice, you should consult with the appropriate professional.
9) The rebate shall be paid only to the party or parties names as the Purchaser(s) as stated on the HUD – 1 Closing Statement.
10) The Cash Back Rebate must be fully disclosed to the buyer's lender(s) and can not be given if it is otherwise prohibited by the buyer's lender(s). It is your responsibility to verify that your lender(s) will allow you to receive a rebate.
11) The Cash Back Rebate program is exclusive to Assist2Sell First Choice Discount Realty and is not offered by other Assist2Sell Offices.
12) Rebate checks will be mailed to the property address as stated on the HUD – 1 Closing Statement within Ten (10) business days after the closing.
13) Rebates are not available on properties listed with Assist 2 Sell, First Choice Discount Realty (“Broker”).
14) Broker is an Equal Housing Opportunity corporation.
15) Buyer shall complete and fax back the Broker’s standard form Buyer Brokerage Agreement and Cash Back Rebate Program Terms and Conditions to (760) 967-9382.
